This Week in Rutherford County Real Estate

Inventory is up: 1,517 homes are currently on the market—partially due to builders renewing listings that had expired in June.

Pending Sales: 96 homes went under contract this week, and 78 homes closed.

Month Supply: We’re sitting at a 3.15-month supply, still well below the 5–7 months needed for a truly balanced market.

Market Type: Despite the “buyer market” feel, we're technically still in a seller’s market in all price ranges under $1 million.

What’s Happening with Prices?

Price Reductions are Surging:

37% of homes in Rutherford County have had at least one price cut.

In Murfreesboro, that number climbs to 39%.

Smyrna follows at 33%.

More inventory means more competition for sellers—and more negotiating power for buyers.
National Perspective: Why Inventory Matters
According to a recent Zillow report, the U.S. is now 4.7 million homes short of meeting housing demand—a deficit that grew by 159,000 homes in 2023 alone.
Despite new construction across Rutherford County, national affordability issues and decades of underbuilding continue to impact local markets.

Who’s Moving to Rutherford County?
Here’s a stat that may surprise you:
Only 52% of Rutherford County residents were born in Tennessee.
In Davidson County, it's under 45%. In Williamson County? Just 39%.
