I have some interesting news for you regarding the Rutherford County housing market that would include Murfreesboro, Smyrna. Laverne, and the metropolis of Eagleville. I am John Turner with the Turner Victory Team of Onward Real Estate historically update for September 2024

I have some really interesting information for sellers. First of all let's just talk about the stats themselves. Currently we have 1,213 active listings. This is our highest number in the past two years. That means our inventory, we just have a lot more inventory which it gives buyers more choices and it is creating more competition for sellers. Interesting stat, in the price range of over a million we closed 5 homes which is a large number for our county in one week.

Currently we have 2.51 month supply of inventory. This is actually our highest point since February of 2023 so that’s about 18 months or so.

If you are a seller here's the interesting stat for you. You have a 9% percent chance of your house going under contract, a 9% chance. 1,213 listings and we had 109 of those going under contract, so that's 9 percent rate of homes going under contract. Also 5.5 percent of the houses that were on the market either expired or went off the market. Many people think whenever they list a home it sells. That’s just not the case. You have to price it correctly. You have to present it correctly.
