Rutherford County Housing Market Update

As we head into the 4th of July holiday week, the Rutherford County real estate market continues to shift—and we’re here to help you stay informed. I’m John Turner with the Turner Victory Team at Onward Real Estate, and here’s your weekly snapshot of what’s happening in the local housing market.

Inventory Hits a New High

This past week, active listings in Rutherford County reached 1,505 homes, marking a new inventory high not seen since before 2019. For buyers, that means more options—and for sellers, it signals growing competition.

  • New Listings: 90

  • Pending Sales: 208

  • Closed Sales: 98

  • Months of Inventory: 3.2

  • Homes Going Under Contract: 7.18% of available listings

What This Means for Buyers and Sellers

We’re seeing a clear trend: inventory is climbing, while the percentage of homes going under contract is dropping. This shift is giving buyers more leverage than we've seen in recent years. For sellers, this means pricing, presentation, and strategic marketing are more important than ever.

Year-over-Year Comparison

Pending sales this week came in at 108, compared to 134 during the same week in 2024. While early June showed signs that we might outperform last year, activity has slowed in recent weeks. Whether this is a short-term dip or part of a longer trend remains to be seen—but we’re monitoring closely.

Key Insight: Three-Month Supply Trend

Rather than looking at a 6-month trend, we focus on a 3-month rolling average for inventory levels to stay responsive to current conditions. The supply of homes began rising in March and April, and we’ve now reached 3.2 months—creating a more balanced market and improved negotiation opportunities for buyers.

If you’re planning to buy, you may have more negotiating power than at any point in the past few years. If you’re selling, it’s more important than ever to price strategically and stand out from the competition.
