Fewer new listings are hitting the market compared to last year, which may be a sign that some builders and homeowners are waiting for rates to settle further. Meanwhile, buyer activity has picked up, especially with mortgage rates easing slightly.
For sellers, that means properly priced homes are still moving—but overpricing can cost you valuable time.
Mortgage Rates: Finally Some Relief
After months of higher rates, we’re seeing mortgage rates dipping toward the mid-6 percent range—the lowest level in more than two years. This small but meaningful shift is encouraging hesitant buyers to jump back in, especially those who have been waiting for affordability to improve.
If rates continue to soften through the rest of Q4, we could see a late-year surge in closings similar to last year’s.
Seller Motivation Is Rising
Rutherford County has officially crossed into what we call a “Motivated Seller” market—a space where many homeowners are adjusting prices and timing to meet the market.
Roughly four out of ten homes on the market have experienced a price reduction. In Murfreesboro proper, that number is even higher. This doesn’t mean panic—it means sellers are realistic, responsive, and ready to move.
For buyers, this translates to more leverage. For sellers, it means pricing correctly from day one is critical.
Odds of Selling: Realistic Expectations
In Murfreesboro’s 37128 zip code, homes under $500,000 had about a 47 percent chance of selling over the past three months. Over six months, that number rose to 54 percent.
The takeaway? Homes are selling—but not all are. Presentation, promotion, and especially pricing determine which side of that percentage you land on.

Many homeowners assume the holidays are a bad time to sell, but that’s not always true. Families often look to move before the new year or between school semesters, making late fall a window of serious, motivated buyers.
