The $300,000 to $450,000 range is the sweet spot in our market right now. Inventory stays below three months of supply, and this is where most move-up buyers are shopping. Expect solid showing activity and a reasonable timeline if priced correctly.

From $450,000 to $500,000, things stay relatively balanced. You may see slightly longer days on market, but demand is still healthy.

Above $500,000, several price brackets sit around four months of inventory. This is more balanced territory, and sellers should expect a longer timeline. Patience and proper pricing become more important as you move up in price.

The exception is the $900,000 and above luxury market, which currently has only about two months of supply. However, this is a small segment of the overall market, so a few listings can shift those numbers quickly.

Beyond price range, several factors influence how long your home sits on the market.

Pricing accuracy. This is the biggest factor in your control. Homes priced right from the start attract more showings and often receive offers faster. Overpricing leads to extended time on market and often results in price reductions that can make buyers wonder what is wrong with the property.

Condition and presentation. Homes that show well sell faster. This does not mean you need a full renovation, but clean, decluttered spaces with good lighting make a strong first impression. Small updates like fresh paint, updated fixtures, or improved curb appeal can make a difference.

Location within Rutherford County. Some neighborhoods and areas have more buyer demand than others. Pending sales are up 21% compared to this time last year, and showing activity is solid. Waiting for spring is not always necessary if the conditions are right now.

Mortgage rates. Rates are currently at 6.06%, down nearly a full point from last January. When rates drop, more buyers enter the market. This is contributing to the increased activity we are seeing right now.

What You Can Expect Week by Week

Here is a general timeline for a well-priced home in a healthy price range in Murfreesboro.

Week 1. Your home goes live on the MLS. You should see showing requests within the first few days. The first week is when you get the most attention from active buyers.

Weeks 2-3. Showings continue. Serious buyers start making decisions. If your home is priced right and shows well, offers typically come in during this window.

Weeks 3-5. Negotiations and contract acceptance. You work through any inspection items and agree on terms.

Weeks 5-10. Under contract period. The buyer completes their loan process, appraisal, and final walkthrough. Closing typically happens 30 to 45 days after going under contract.
