A Simple Example

Let’s say you are buying a $400,000 home in Rutherford County with 5% down:

  • Down payment: $20,000
  • Estimated closing costs (3%): $12,000

Total estimated cash to close: $32,000, plus whatever you choose to set aside for moving and reserves.
