June 23, 2025 Rutherford County Housing Market Update: What Buyers and Sellers Need to Know
The Rutherford County housing market continues to show mixed signals this summer — with important implications for both home buyers and sellers. Pending Home Sales: Weekly Gains, But Yearly Decline
There were 111 pending home sales in Rutherford County this past week — an increase from 96 pending sales the week before. While that’s a positive weekly trend, it’s down significantly from the 147 pending sales recorded during the same week in 2024.
Key Stat: Pending home sales are down roughly 25% year-over-year over the last two weeks.
This shift follows six strong weeks where sales were either equal to or ahead of last year’s pace.
Inventory Levels Remain High
Inventory remains steady week-over-week, but we’re still seeing a dramatic increase compared to last year. As of now, Rutherford County has about 35% more homes on the market than this time last year.
More homes for sale means more choices for buyers — and added pressure for sellers to price and present homes strategically.
Home Prices: Slight Depreciation Possible
According to recent housing reports, the Nashville MSA — which includes Rutherford County — experienced a modest 1.4% price increase in Q1 2025. However, Nashville ranked near the bottom of the top 15 metros that saw appreciation, and there are signs that home values could soften slightly in the coming months.
💬 "I believe we’ll see some light depreciation in the near future," said John Turner.
This isn’t expected to be a major drop — more of a continued market correction and leveling.
Closed Sales: Down 10% YTD
So far in 2025, there have been approximately 2,651 closed home sales in Rutherford County. That’s down from over 2,900 sales by this time last year — about a 10% year-to-date decrease.
Listing Activity: More Homes Hitting the Market
Sellers are still active — more than 3,000 homes have been listed so far this year in Rutherford County. That’s roughly 350–400 more listings than the same point in 2024, contributing to the current inventory surge.
Not All Homes Are Selling: The Shocking Murfreesboro Stat
One of the most surprising statistics in this week's update comes from Murfreesboro:
If you've listed your home for sale in 2025, there’s only a 46% chance it actually sold.
That means more than half of listed homes either expired or were withdrawn.
