Murfreesboro Real Estate Market Report: What Is Changing Right Now

The Murfreesboro real estate market is shifting. It is not crashing and it is not surging, but the numbers are changing in ways buyers and sellers need to understand.

This weekly market report focuses on local housing trends for Murfreesboro and Rutherford County, including Smyrna, La Vergne, Eagleville, Christiana, Lascassas, Rockvale, Milton, and Walter Hill. Real estate is local, and weekly updates help you spot changes that monthly headlines often miss.

This Week’s Rutherford County Market Snapshot

This week, we are seeing inventory around 1,393 available homes. We had 83 new listings, about 80 homes go under contract, and 79 homes close. On the three month rolling average, Rutherford County is sitting near a 3.37 month supply of inventory.

Homes priced at $500,000 and below remain tight compared to higher price ranges. Seller motivation is rising, and price reductions are becoming more common, with about 30 percent of active listings in Murfreesboro and about 34 percent across Rutherford County showing a price reduction.

Mortgage Rates and What They Mean Locally

Mortgage rates continue to be a major driver of buyer demand and affordability. The benchmark 30 year fixed rate has been trending near the lowest levels we have seen this year. Even small changes in rates can affect monthly payments and buyer activity in Murfreesboro, Smyrna, and the rest of Rutherford County.
