Under $500,000, inventory is especially tight. This is where the bulk of buyer demand sits in the Murfreesboro market. If your home falls in this price range, there are fewer competing listings right now than there will likely be in April or May.

Buyer activity has been strong through January. The MBA Purchase Index recently hit its highest level in three years, which means more buyers are actively applying for mortgages and looking for homes. Pending sales through the first few weeks of January outpaced the same period in 2025.

What Are the Advantages of Listing Before Spring?

The biggest advantage is less competition. Fewer homes on the market means more eyeballs on yours. Buyers who are shopping in February are serious. They are not casually browsing. They have a reason to move, and they are ready to act.

Pricing is also more favorable when inventory is low. Sellers are currently getting about 98.5% of their asking price on average across Rutherford County. When spring inventory floods the market, that number can slip as buyers have more options to choose from and more negotiating leverage.

There is also a practical benefit to listing early. If you go under contract in February or early March, you close before the spring rush. That puts cash in your hand sooner and gives you more flexibility if you are buying your next home. You avoid the stress of trying to sell and buy at the same time in the busiest season of the year.

Are There Reasons to Wait?

There are situations where waiting makes sense. If your home needs significant updates or repairs, taking a couple of months to get those done before listing could pay off. First impressions matter, and a home that shows well will always outperform one that does not, regardless of timing.

If your yard is a major selling feature, you might benefit from listing when the landscaping is at its best. A pool, an outdoor kitchen, or an impressive garden can add real value to showings when the weather allows buyers to picture themselves using those spaces.

But if your home is ready to show now, waiting just because the calendar says spring is around the corner could mean missing the window when you have the least competition.

The best approach is to look at the data specific to your price range and your area within Rutherford County. Supply and demand can vary quite a bit from one price bracket to the next. A home priced at $350,000 is in a different competitive landscape than one priced at $650,000.
